Landlord insurance

A standard home policy may not respond when a tenant is living in the property. Landlord insurance is written for the risks of letting.

General buildings and contents insurance may not give adequate protection against the particular risks of renting to tenants. We arrange specialist property insurance so you can let with confidence.

With the right cover you limit your exposure and protect your income. Malicious damage by tenants, loss of rent while the property is uninhabitable, and liability claims are the situations a landlord policy is built for.

What a policy typically covers

  • Fire, flood, storm, escape of water and subsidence
  • Malicious damage by tenants
  • Loss of rent while the property cannot be let
  • Property owner liability claims
  • Optional rent guarantee and legal expenses

Exact cover, limits and excesses depend on the policy. We go through the wording with you before you buy.

How it works

Landlord insurance, step by step

  1. Tell us about the let

Property, tenancy type, whether it is furnished, and how many properties you own.

  2. We compare insurers

Landlord policies differ widely in what they exclude. We compare the wording, not only the premium.

  3. You choose

A clear recommendation with the reasons, and the decision is yours.

  4. Cover starts

Documents by email, with a reminder before renewal.

Good to know

Landlord insurance questions

Is landlord insurance a legal requirement?

No, but most buy-to-let mortgage lenders require buildings cover, and letting without protection for the building and your liability is a large risk to carry yourself.

Does it cover damage caused by tenants?

Accidental and, on the better policies, malicious damage by tenants can be covered. Wear and tear never is. We point out the difference before you choose.

Can I insure several properties on one policy?

Yes. A portfolio policy puts every property on one schedule with one renewal date, which is simpler and often cheaper.

Why use a broker rather than a comparison site?

A comparison site ranks by price and leaves you to read the policy. We read it for you, explain what is and is not covered, and place the risk with an insurer whose wording actually fits your home and how you live in it.

What do you charge for insurance advice?

Insurers pay us commission on the policies we arrange, and we tell you the amount if you ask. Where we charge a fee for arranging cover we tell you before you commit.

Ready to talk about landlord insurance?

Tell us a little about what you need and we will come back within one working day. No obligation, and nothing is applied for until you say so.

Cover is subject to underwriting and to the terms and conditions of the policy. Conditions and exclusions apply. Please refer to the policy documents for full details.
