Moving home mortgages
Moving is exciting and the mortgage is the part most people dread. Even if you have done it before, knowing every option matters.
On average we move around ten times in a lifetime, and each time the market and the lenders have changed. Your current deal may be portable to the new property, or a new mortgage may cost you less over the term. We work both out for you.
We also time everything around the chain, so a delay on one side does not leave you with an expired offer on the other.
How it works
Moving home, step by step
-
Review what you have
We check your current deal, any early repayment charges and whether it can move with you.
-
Compare the market
Porting, a new lender, or borrowing more to bridge the gap. We show the real cost of each.
-
Apply and chase
We submit the application and manage the lender, the valuer and your solicitor to the exchange date.
-
Move
Funds are released on completion and we check in once you are settled.
Good to know
Moving home questions
Can I take my current mortgage with me?
Often, yes. Porting moves your existing deal to the new property, subject to the lender agreeing to the new loan. Whether it is the right choice depends on the rate you are on and how much more you need to borrow.
What if I need to borrow more?
The extra is usually arranged as a separate part of the mortgage, sometimes on a different rate. We compare that against moving everything to a new lender.
How long does a moving home mortgage take?
From application to offer is typically two to six weeks depending on the lender and the valuation. We start early so the mortgage is never the reason the chain waits.
How much does WeSure charge?
Our broker fee starts from £495 and depends on your circumstances. We tell you the exact figure before you commit to anything, and lenders may also pay us a procuration fee, which we disclose.
Does asking for a quote affect my credit score?
No. Talking to us and getting an idea of what you could borrow involves no credit search. A lender only runs a search when you decide to apply, and we tell you before that happens.
Do you cover the whole of the UK?
We are based in London and advise clients across England, Wales, Scotland and Northern Ireland by phone and video. Most of the process happens online, so where you live rarely matters.
